Management Services

Here are some examples of our management services:
  • Handle all tenant issues, including eviction procedures, disputes and court appearances in the state of Iowa.
  • Provide records of all income received and expense disbursement.
  • Thoroughly screen all prospective tenants.
  • Market all vacancies on our website, 24-hours a day, 7 days a week, as well as other websites, including Realtor.com and Craigslist.
  • Collection and deposit of all rents due under provisions as provided for in the Lease or Rental Agreement in place.
  • Provide 24-Hour emergency service.
  • Monthly payment of expenses of the property, i.e., property taxes, utilities, maintenance items, and/or vendors.
  • Schedule housing inspections, pesticide inspections, and more.
  • Maintain government paperwork, city inspections, and misc. guidelines.
  • Evaluate and provide recommendations as to the improvement of the properties functional and visual esthetics.
  • Obtain bids and notify our clients prior to any excessive expenses regarding their property.
  • Provide supervision of all maintenance work performed on the property, ensuring all maintenance is completed in a timely manner.
  • Supply rental applications and all other documents necessary to meet Landlord/Tenant Laws.
  • Fully computerized and detailed monthly statements accounting for all income and disbursements. We use leading edge software for managing your properties efficiently and cost-effectively.
Here are some examples of our tenant placement services:
  • Marketing and advertising the property, which will be determined based on the property.
  • Providing personal showings of the property to interested, qualified parties, with explanation of amenities. Showings will be arranged with the property owner and any existing tenants.
  • Schedule lease signing.
  • Thorough tenant screening, which includes interviewing prospective tenants after they have completed a comprehensive Application. In this process we will verify employment, prior tenancy, and run a complete, multi-state credit check, as well as a criminal check to obtain the best tenant.
  • Provide suggestions to improve property appeal and attraction.
  • Prepare and provide rental agreements.
  • Collect the required rent and security deposit prior to the giving of possession.

How it Works:
In order to keep your financials secure, we use a state of the art portal system which communicates with your email.

Each time you wish to view your reports, you must visit the portal and enter in your email address. You will be emailed a single-use link where you can view your statements. This link does not have a time limit, however, it will only work once.
